Greetings!  It's almost June! YAY!! Kids will be out of school for Summer and many families will begin their summer vacation travels. It's a fun time of year with the change of weather (we're hoping for some SUNSHINE soon) and fun vacations that have been planned for months. I know our kiddos are counting down the days until they're out of school. We're excited for a road trip planned with our camper to Idaho and Montana in August, it's our annual weeklong camping trip. So much to look forward to!  What have you been looking forward to? Plans for traveling. Family and friends visiting. Maybe it's house and yard projects, or maybe you have been thinking about buying a new home but don't know where to start. Maybe you have a home to sell and thinking about the logistics in having to sell your home first gives you anxiety. It can all be very overwhelming to think about, especially when this isn't something you do often, but for me, this is what I do every day. Eleete Spring Sales Stats

Greetings~   Have we seen a spring like this before? I sure haven't! Am I talking about weather or our real estate market?? I'd have to say both! We had the most amazing first ever Eleete Ski Trip to Mt Hood Meadows. There was a good group of us who went, both skiers and snowboarders. The snow hasn't been this much fun in a long time! We were in powder up to my knees, a gorgeous April day at the mountain! My kids would call it, "Epic!". We counted our blessings many times that day. Thanks Eleete!   On the flip side, our market hasn't been light and powdery. It's been challenging to navigate for buyers and unpredictable for everyone. No magic crystal ball here unfortunately! What we do have are great stats that my office has been tracking. Starting from the end of March to current, here is what we are seeing. Happy Spring!

  Greetings and Happy Spring to You!   Wishing you a serendipitous new season. I’m enjoying spring break week with my family at Mt Hood. We are riding out the last of the snow season and then will be ready to switch gears to hiking, and for the kids and Judah; dirt bike & quad riding. Our appointment has been made to de-winterize the trailer for camping this year and Glacier is on the calendar 😀 Always something to look forward to and never a dull moment in this household!    March Madness and Spring Fever fun are here! Bring on the listings! March has brought on more inventory with much gratitude from buyers. It’s been a very pleasant change of pace and we will continue to see this surge of new listings through April and May. Multiple offers have not slowed down even with the rising interest rates.    For sellers; it’s important to meet with us early on in the process to give us time to create a plan specific to your home and you. My co-broker and I recently had clients who needed to put their home on the market super quick! Our goal was “picture ready” in one week. This was a young family with two kids and a dog, so not a lot of time to work on it. We did our pre-listing walk through with them, gave them their checklist for home staging and showing preparation, and they miraculously pulled it all together for photos in one weeks time. Four offers later, their home sold for $40k over asking price at $505,000! They were beyond thrilled and the sales price exceeded their expectations. Spring is the Best Time to List

Greetings! It's hard to believe that we are already at the end of February. Our family has been in full force enjoying the winter season at Mt Hood. Even our little seven-year-old daughter snowboards with us! We are so happy to receive this extra dose of snow up there to extend the season a little longer. Even though the spring equinox isn't until March 20th, we are all experiencing a bit of spring fever! Families are looking forward to spring break, kids are excited for the start of spring sports, and we're all ready for warmer weather and the cheerfulness of blue skies, birds singing and fresh buds blooming all around us.  In the Real Estate world, spring means "selling season". Historically May has been the best month to sell but in recent years we have seen March and April become more popular months to list and sell. According to an article in USA today, 29 of the 35 large markets analyzed by Zillow, the best two-week listing window comes between the second half of March and the first half of June. The graph provided by Homelight's National Agent survey, shows the results which represent “the best” time of the year to sell a house according to the top agents across the country.  Interest rates are slowly creeping up which will affect buying power in 2022. We're still in a strong sellers' market and rates are still very low considering when I became a Realtor, rates were around 6-7%. So, what does this all mean for you? Cousin time in Oceanside

Cousin time in Oceanside Greetings and Happy New Year!   We are gearing up for another busy year ahead in 2022 in our Real Estate World. I want to thank all my clients, past and present and also thank you for all the referrals you've sent my way. I greatly appreciate it; it truly is the best compliment.  Our family has had a lot of fun and adventure this year. Some of our highlights include; spending a lot of time at the Oregon coast, camping and traveling to Idaho, having my niece from IL visit and our kids experience their first real amusement park, which was a blast! A little scary for mom though. 🙂 So many good memories this year. We are excited to see what 2022 brings our way! My son asked me the other day, "Why do people move, Mom?".  What an interesting question from a 10-year-old. I explained that there are many reasons why people move; to be closer to their work, downsizing, upsizing, moving out-of-state or moving to Oregon, wanting a one-level home, a bigger yard or more property with a shop! So many reasons...and whatever your reason for considering a move this year, let's talk! Interest rates are expected to possibly go up to 4% by the end of 2022. We'll see what happens but regardless that is still a fantastic rate. Take advantage of the buying power now. If selling a home, the appreciation you've gained on your property is considerable in putting towards your new home.
